
Maintenance Supervisor
Panama City Beach, FL
This position coordinates all maintenance efforts on the property. The main duties involved with this position are inspection, training, supervisory, and scheduling. A partial list of duties involved is provided below.
Requires elevated HVAC and appliance repair experience.
- Purchase, inventory, maintain, and in all other ways be responsible for all tools and supplies for the maintenance department.
- Inspects all common areas and rooms for needed repairs and/or completeness of work performed.
- Establishes daily schedules for maintenance staff. Establishes work scheduled for specific projects.
- Interprets, enforces, and monitors all resort policies as they apply to the maintenance staff, including safety concerns.
- Responsible for training all maintenance staff.
- Responsible for communication within the department and between all other resort departments.
- Assists individual maintenance staff members in the completion of any given project as needed or as deemed necessary.
- Maintains unit repair records and all appropriate maintenance logs.
- Coordinate maintenance schedules with other departments so as to be the most efficient with the least affect on guest enjoyment.
- Performs any maintenance function as needed.
- Determines which jobs are best served by performing the work in-house or by using an out-side vendor.
- Supervises outside contractors as to the proper performance, workmanship, and contract guidelines.
- Responsible for hiring, terminating, motivating, and disciplining maintenance staff.
- Establishes periodic work schedules as would properly apply to property railing; balcony inspections; sprinkler systems; alarm systems; pool filter/pump equipment; fountain maintenance; unit maintenance weeks; common area painting; athletic court repair; air conditioner preventive care (roof and unit); weather treatment of all wooden decks; pressure washing tasks (dumpsters, balconies, walkways, pool deck, athletic court perimeter, etc); lawn sprinkler system; and all property lighting.
- Directly communicates with the General Manager. Together with the General Manager creates a priority list of special projects; performs property inspections; and specific inspections of completed work.
- Responsible for the preventive maintenance and/or repair of all property equipment.
